Give everyday wear the right attention.
Mario serves Spanaway from his current Yelm base. If the floor has worn pathways, scratched areas, or damage near an entry, start by separating the finish problem from anything affecting the boards underneath it.
Look beyond the surface
Hardwood floor refinishing can be appropriate for a worn finish when the wood has a suitable sanding surface. Share any history of sanding, recoating, waxes, or other products. Those details can change which treatment makes sense.
Loose, split, or damaged boards belong in a repair & restoration discussion. Show the affected spot and the surrounding floor, and explain when the issue appeared. A fresh finish does not solve every underlying problem.
Choose for the way the room is used
If you prefer new installation, talk about cleaning routines, furniture, pets, and the rooms you want to connect. Discuss product requirements and subfloor conditions before committing to a material.
Read refinish or replace? if you are still weighing the options. Keeping an existing floor and starting over involve different questions—not simply different colors.
Tell Mario about your Spanaway home
Send room photographs, close-ups of wear or damage, and your property location. Include your preferred timing and any spaces that need to remain accessible during the work.
